Wellington to operate Old Spitalfields Market

               Wellington to operate the Old Spitalfields Market

The Company is pleased to inform shareholders that Ballymore Properties Ltd.
has granted Wellington a five year operating lease for of the historic Old
Spitalfields Market in London's East End commencing 1st February 2010.

This famous market has operated since 1682, and following major refurbishment
in the 1990s, has become a renowned attraction for residents and tourists
particularly for its fashion focused Sunday Market.

Commenting, Lord Lee of Trafford, Chairman, said "Spitalfields is seen as an
increasingly vibrant area with a wide range of food and retail outlets and we
hope to significantly develop the site with emphasis on events and
entertainment while preserving the traditions of market life in the East End.

This will be Wellington's first venture into London and will add a new
dimension to our national coverage. Meanwhile other acquisitions and
development opportunities are being actively pursued.

I am happy to report successful negotiations with Lloyds TSB to renew and
extend our funding facilities, some of which will be utilised at Spitalfields."
